Shimizu Invests in “Caldwell” Multifamily Residential Development Project in Georgia, U.S.

Shimizu Corporation(President: Tatsuya Shimmura)has invested in the “Caldwell” multifamily residential development project in the City of Sandy Springs, Georgia, through its U.S. subsidiary, Shimizu Realty Development(U.S.A.), Inc.(hereinafter, SRD). This investment is part of Shimizu’s strategy to expand its real estate investment and development business in the United States.

The project is being carried out by a joint venture established by Kennedy Wilson, a leading North American real estate investment and development company and SRD, which is responsible for the construction and leasing operations of the property. The development will comprise a five-story building constructed using reinforced concrete and wood, with a total floor area of 43,174 square meters and 382 residential units. More than 1,626 square meters of amenities for residents are planned on the site. Centered around a courtyard, these amenities will include a swimming pool, lounge areas, co-working spaces, and a fitness gym, providing residents with a comfortable and convenient living environment. Construction began in August 2026, and completion is scheduled for September 2028.

The City of Sandy Springs is the second largest city by population in the Atlanta metropolitan area. The city offers convenient access to highways directly connected to Downtown Atlanta, the beltway around the metropolitan area, and the Metropolitan Atlanta Rapid Transit Authority(MARTA)rail network, which provides access through Downtown Atlanta to the Hartsfield-Jackson Atlanta International Airport. The city also has a concentration of commercial and office facilities, offering both transportation convenience and a high level of living convenience. However, despite continued population growth and economic expansion across the Atlanta metropolitan area, the city faces limited new supply of multifamily housing. We believe that this development will not only provide high-quality living spaces but also contribute to the overall growth and development of the city.

For Shimizu, this is the second multifamily residential development project in the United States, following its investment in the “NOVEL Arlington” multifamily residential development project in Arlington County, Virginia, in January 2026. Through joint ventures with major local real estate investment and development companies, Shimizu will continue to build expertise in real estate investment and development in the United States and pursue further investment opportunities.
