Special Contents 2: Global Strategy Fostered by Collaboration

Townhouse Development Project

Since we began our full-scale expansion overseas in the late 1970s, our footprints have expanded to 66 countries around the world. In addition to the Overseas Construction Business, we have been involved in a wide range of projects, including Investment and Development, as well as Engineering.

Currently, we are conducting business rooted in each region, with a focus on Asia, North America, and Africa.

As the business environment becomes increasingly complex, collaboration among group companies, partner firms, and across divisions is essential to creating new value.

In this special feature, we introduce collaboration initiatives that break down organizational and corporate barriers to open up new possibilities.

The Interior Market: Working with New Partners

As part of our global strategy for the Construction Business, alongside fostering operational independence at each regional office, we are focusing on accelerating external growth through M&A. As part of this effort, we have welcomed Grandwork Interior Pte Ltd. in Singapore (Grandwork, a subsidiary since November 2024) and Cross Management Corp. in New York State, U. S. (CMC, made a subsidiary in February 2025) as new members of our group.

Grandwork, which operates in Southeast Asia, possesses outstanding interior design expertise in the luxury sector, including high-end brand stores. Meanwhile, CMC, which specializes in renovation and interior finish work in North America, has built deep relationships of trust with financial institutions and developers, primarily in Manhattan. What both companies have in common is their deep penetration into global markets and proven performance results in high-valueadded markets. While we have previously expanded our overseas building construction business based on relationships of trust with Japanese clients, the participation of these two companies is rapidly expanding our reach to new clients as well.

Moving forward, in addition to Shimizu Corporation’s global network and existing business areas, we will integrate the business areas and client bases in which both companies excel. By establishing a system capable of handling high-end brand stores interior finish work and by providing high-quality solutions to various renovation needs, we aim to remain the partner of choice for our clients in the global market.

Building on a 20-Year Relationship of Trust—Participation in the “Podomoro Park” Development

Indonesia is experiencing remarkable economic growth. As the middle-income population continues to expand, demand for high-quality housing is increasing, particularly in urban areas. To address these market needs, we have established a strategic partnership with Agung Podomoro Land (APL), a leading Indonesian developer with extensive expertise in the local real estate market.

As the first project under this partnership, we have launched a townhouse development project. The project is located within “Podomoro Park Bandung”, a large-scale residential development being carried out by the APL Group in Bandung, the capital of West Java Province. Of the approximately 3,500 housing units planned across the 130-hectare development, our company will develop approximately 400 housing units targeting middle-income households and younger homebuyers on a 5-hectare parcel.

Our relationship with APL dates back more than 20 years to the “Pakubuwono Residence” construction project, in which we participated as a general contractor.

Building on the trust we have cultivated over many years, we are advancing community development rooted in the local area by combining our technical expertise and project execution capabilities with APL’s deep understanding of the local market and proven development expertise.Through this project, we aim to further strengthen our partnership with APL, contribute to the enhancement of Indonesia’s housing infrastructure, and support the sustainable growth of our global business operations.

Transcending National and Business Boundaries

Shimizu North America (SNA) is a U.S.-based company specializing exclusively in the Construction Business, and the Engineering Headquarters operates its plant business primarily in Japan. The “Q&B Foods Tennessee Factory Construction Project” is a prime example of how combining the strengths of these two entities enabled us to meet our client’s expectations. From the design phase onward, Japan and the U.S. worked together, leveraging their respective strengths to carry out the project.

SNA secured the contract for this project, while the Engineering Headquarters provided technical support for the process EPC (plant engineering) work. The BIM platform served as the backbone of this collaboration. By utilizing 3D models, we comprehensively coordinated the building, MEP services, production equipment, and process piping. By conducting repeated reviews between Japan and the U.S. via online meetings and cloud-based environments, we were able to visualize issues early in design phase and resolve them promptly.

Despite challenges such as time differences, differing business practices, and the difficulty of applying technical expertise cultivated in Japan to U.S. standards, engineers from both Japan and the U.S. collaborated to advance process design work, construction management, inspections, and testing & commissioning, resulting in high-quality production facilities in the U.S.

The Optimal Solution for BIM Production that Balances Quality and Competitiveness

BIM is a methodology that integrates building information digitally and seamlessly connects the design, construction, and operation and maintenance processes. The use of BIM is widely established in Asia and other overseas markets. Our global operations have honed our technical expertise by adapting to the advanced BIM requirements demanded in such environments. In 2021, we established a BIM Support Center in Manila, which now provides robust support for BIM operations at our regional offices around the world.

In recent years, we have expanded the scope of the center’s operations to include our domestic operations in Japan. Collaboration with Manila enables us to achieve a high-level balance between the quality standards we uphold and cost competitiveness, while also addressing the workforce shortage in Japan and supporting a sustainable production system. Furthermore, our system for consistently managing BIM data across the Group ensures that our clients’ valuable design and construction information is handled more securely and appropriately. Going forward, in addition to the construction sector, we will obtain and maintain the capabilities to address the M&E sector, where demand is expected to grow. Furthermore, with an eye toward research and development in digital transformation (DX) and ICT solutions, we will continue to meet the diversifying and increasingly sophisticated project needs with our global expertise.
