Shimizu Corporation（President: Kazuyuki Inoue）established Shimizu Real Estate Asset Management Corp., a wholly owned real estate investment management company, today. The company will apply for various permits with the goal of beginning management of a private offering REIT（unlisted open end real estate investment trust; hereafter “private REIT”）in the fall of 2022.
Shimizu is focusing on initiatives aimed at further growth of the real estate development based on its policy of strengthening non-construction businesses set forth in the Shimizu Group Mid-Term Management Plan（2019-2023）. The company is positioning the formation of a private REIT as one means of expanding its real estate related business.
Shimizu intends to build the portfolio for the private REIT mainly around the i-MARK building series of rental office buildings and the S. LOGi series of rental logistics facilities. These buildings are equipped with environmental and business continuity planning（BCP）functions, which the Shimizu Group developed, designed, and built. The company aims to maintain and enhance long-term stable property value by continuing to provide property management, building management, and other services by Shimizu Group companies for properties managed in the private REIT.
Proceeds from the sale of properties to the private REIT will be reinvested in new development properties. Shimizu expects the supply of high quality properties to communities to lead to growth of its real estate development and greater expansion of the real estate related business for the Shimizu Group as a whole.
Shimizu will provide ESG investment opportunities to investors and contribute to creating sustainable society through these initiatives.
