Shimizu builds Japan’s first “Urban Roadside Station” in our Developing Facilities in the Toyosu area

―Toyosu MiCHi no Eki, a Next-generation Transportation Hub Leading the Way to a Smart City―

Shimizu Corporation (President: Kazuyuki Inoue) will build Toyosu MiCHi no Eki in the Blocks 4- 2 and 4-3 of Toyosu 6-chome project (Koto-ku, Tokyo) that Shimizu is developing and is scheduled to open for business in the fall of 2021. Toyosu MiCHi no Eki will be the first “urban roadside station” in Japan and will be a transportation hub that is equipped to function as a place for shoppers to take a break and relax, a communication hub, and can be used for disaster response. The open space in the facility will also be used to conduct trials and verify new service businesses using the latest technology such as transit and logistics services via next-generation mobility. We think that this will lead to the creation of a lively new gathering place, new value, and new businesses in the Toyosu area as we work with other companies.

The Blocks 4-2 and 4-3 Toyosu 6-chome project is a complex development plan having a total floor area of 120,000m2, consisting mainly of a large office building for lease and the largest hotel in Toyosu. The planned site is located next to Shijo-mae Station on the Yurikamome Line, a new transit line along the Tokyo waterfront, and Tokyo BRT service (rapid transit bus system) to the city center and a rapid transit bus connect to Haneda and Narita airports are planned for the transportation plaza located between the office building and hotel.

Toyosu MiCHi no Eki will be built with the transportation plaza bus terminal function at its center. The top part the transportation plaza will be covered by a large 1,700m2 deck that will provide open space for shoppers to relax and interact. This space will also be equipped with a pedestrian deck that connects Shijo-mae Station to the Harumi Canal water’s edge. A smartphone-compatible voice navigation system to guide visitors, including wheelchair users and visually impaired people, to their destinations by the appropriate route and digital signage to provide timely transportation and emergency information will also be installed to improve the convenience for visitors. The introduction of mobile shop service by Mellow, which operates a mobility business platform to sell food, beverages and merchandise, is also part of the plan and this will contribute to the creation of a thriving town.

Because these blocks are located within the Toyosu Smart City area that was selected as one of the smart city leading model projects by the Ministry of Land, Infrastructure, Transport and Tourism (MLIT), we plan to build “urban digital twins” that integrate physical space with cyber (virtual) space in the blocks and surrounding areas as an initiative aimed at creating a smart city. More specifically, we will build an active virtual model that links the physical space to cyber space by using cameras and sensors to reflect the dynamic monitoring data collected on traffic, people flow, logistics, energy, the environment, and other facets on the static 3D digital data map of the urban infrastructure, land, buildings, etc., in real time. Simulations using this virtual model will be performed to verify the effectiveness of facility operation, next-generation mobility services, and other services, with the aim of improving user convenience of the facilities and accelerating development of new service businesses.

In the future, Shimizu intends to position these blocks as a site for creating a Toyosu Smart City. We will pursue initiatives aimed at urban development that provides a high quality of life (QOL) offering both comfort and vitality, while also rolling out such accomplishments to urban renewal and community revitalization projects nationwide.

<Office Building (Block 4-2)>

A large office building for lease offering 6,612 m2 of space per floor, among the largest in Japan, that will give companies flexibility in creating new workplaces. It will also have floors suitable for R&D facilities, studios, and other special purposes, and will provide an environment in which many different people interact and generate new ideas and innovations.

<Hotel (Block 4-3)>

La Vista Tokyo Bay urban resort hotel (582 rooms), operated by Kyoritsu Maintenance Co., Ltd., will occupy the hotel. The top floor will have an indoor public bath, esthetician, pool, and athletic facility. This hotel will be developed as the largest in the area to meet the future anticipated growth in lodging demand from tourists and business travelers to the Toyosu area.

“Urban Roadside Station”

In August 2017, the Road Subcommittee of the Social Capital Building Deliberation Committee in MLIT proposed a road facility and space concept expressed as a facility aimed at creating exclusive road use and open space. The proposal called for exploring the creation of space that could be called a new urban roadside station in urban areas that focuses on people and is equipped with transportation hub functions such as low-speed mobility and automated driving, while also providing space that can also be used for disaster response functions and facilities for people on foot.

Inclusive Navigation System with Highly Accurate Voice Navigation

The barrier-free navigation system was developed by Shimizu. To use it, users open the navigation app downloaded on their smartphones in advance and set the desired destination via dialog, menu searches, etc. More specifically, after a user sets attributes such as general pedestrian, wheelchair user, stroller user, or visually impaired and decides on the destination, navigation via voice and map begins.

Mellow Inc. is a start-up company which operates a mobility business platform that uses the mobile power of vehicles to deliver the service needed to the right place and the right time. The company plans to operate a SHOP STOP (tentative name) business that provides a diverse array of services via mobile shops for food and beverages, merchandise, and other items at “depots” located inside the Toyosu MiCHi no Eki.

Toyosu Smart City

The Ministry of Land, Infrastructure, Transport and Tourism selected Toyosu as a leading model project in the MLIT Smart City Model Project in May 2019. The Toyosu City Steering Committee and the Toyosu Smart City Promotion Committee were established in November of the same year. As one of the lead companies, Shimizu is working together with local public agencies, Toyosu related companies, and companies that provide technology as it explores initiatives aimed at solving the town’s problems.
