Opening of “ZEB Ready” Tenant Office Building Developed by Shimizu

Shimizu Corporation (President: Kazuyuki Inoue) completed construction of the AKIHABARA i-MARK BUILDING on March 30 and all office space opened for full operation on April 1. AKIHABARA i-MARK BUILDING is a tenant office building in Akihabara, which is the gateway to northern Tokyo. Shimizu invested approximately 20 billion yen in the project.

The office building is located in an area with highly convenient transportation. It is close to the JR Tokyo Metro Akihabara station and it is possible to reach it from six train stations and eight lines. The building is 12 stories tall with a total floor space of 16,014m2, and has 1,028 m2 of column-free floor space per floor, which is unusual for the Akihabara area. The office functions make it highly environmentally friendly (eco) and BCP (Business Continuity Planning) has been employed to enable business to continue uninterrupted during an emergency. It is the first multi-tenant office building in the Tokyo metropolitan area to obtain “ZEB Ready” third-party certification for environmental performance.

To reduce the burden on the environment, Shimizu achieved energy savings of more than 50% compared to a standard building. It achieved this by installing a light shelf to reduce the amount of lighting required and air flow cavities to absorb the heat that accumulates between the window glass and the blinds, in addition to using a radiant air conditioning system to achieve both comfort in the office environment and energy savings. The building has already been certified as “ZEB Ready” under the BELS (Building-housing Energy-efficiency Labeling System) third-party certification system based on the Building Energy Conservation Act. Shimizu also intends to obtain LEED (Leadership in Energy and Environmental Design) Gold certification, an international system for evaluation the environmental performance of buildings, and has already obtained pre-certification.

To ensure business continuity, a seismic isolation structure was used to increase safety during an earthquake. To respond to power outages during an emergency, electrical lines to secure power from two different substations was installed and the building was equipped with an emergency generator to provide power for 72 hours. The installation of an elevated water tank and emergency water tank will provide water supply for drinking and preparing food and for flushing toilets for three days. Each floor has also been equipped with emergency supply store rooms.

Shimizu plans to continue to utilize its strengths in handling all aspects of integrated project development involving business development, design, and construction, and to create work places that contribute to an increase in corporate value for tenant companies.
